Is it necsaary to register under RERA if builder wants to sell flat only after OC ?

RERA registration is required in case a project needs to be marketed. If no flat has been sold in the current project and builder does not intend to sell any unit till OC is received, he is not required to register under RERA.

It is a matter of personal choice of the buyers. A residential complex could offer more amenities, larger no of families to socialize, a set no of agencies to ensure daily housekeeping on a timely basis and even better security sometimes.
